BLOK Property Visualisation App

Blok, a property developer specialising in the Cape's Atlantic Seaboard, commissioned Cape Town based design firm Formula D interactive to push the idea of property visualisation to the next level. What Business Day described as ”a game-changer in the off- plan home-buying market”, is a powerful touch app, which puts users into the driving seat of an interactive first person experience of the property they are about to buy.

Referred to simply as the Blok app, the innovation takes two-dimensional floor plans and converts them into three-dimensional interactive tours of the company’s developments.

Whereas in pre-rendered virtual walk-throughs, the user has no control over the experience, Blok app walk-throughs are real-time and allow potential buyers to experience an apartment in exactly the way they want to, walking to every corner, seeing the view from every room and window. The result is a state of immersion known from playing sophisticated 3D video games, which makes the simulation a personalised experience. This in turn allows buyers to relate to the object much better. As they are walking through the 3D render, they naturally imagine themselves inhabiting the space, bringing them one step closer to a deal. Once a deal is closed, buyers are given an iPad with the app installed to bridge the time until they will finally have access to the real building.

Blok’s sales team is adamant that they never had a more engaging way of convincing potential customers to spend money on something that does not yet exist. The app makes the intangible tangible.

In addition to personalised walk through and comparisons of apartments, the app allows users to explore the surrounding vicinity and its amenities. Even views from windows are close to reality. To achieve this Formula D has produced 360-degree panorama photos around the building which are mapped into a virtual dome surrounding the buildings. The perspective views from balconies and windows higher up are not yet 100% accurate. However, the latest development which will soon be published includes images taken with a drone at the accurate heights.

The Blok app is so successful that since launch Formula D have continuously updated the app with new properties as the old ones are being sold. Driving an effective workflow which allows the generation of 3D geometry straight from the architect’s drawings, the apps true potential is the seamless integration of architectural design, visualization and sales tool.
